General Terms and Conditions of Contract
Art. 1) Purpose and Scope of Application.
These general terms and conditions govern the relationship between G&J Real Estate Srl, with registered office at Via Antonio Bottasso 12, 04019 Terracina (LT), email: [email protected], certified email (PEC): [email protected], VAT and Tax ID number: 03282460595, a company operating in the management and promotion of short-term rental properties and the provision of related hospitality services, and the Client, with regard to the provision of hospitality services offered by G&J Real Estate Srl as selected by the Client from among the booking options available on the website https://gnjrealestate.kross.travel.
Service requests can be submitted by the Client through:
• the website https://gnjrealestate.kross.travel or any other website managed by G&J Real Estate Srl;
• by sending an email to: [email protected];
• by phone at: +39 351 4879690;
• through authorized online booking platforms, OTAs, agencies, or other intermediaries.

Art. 2) Payment Methods and Pricing.
The website https://gnjrealestate.kross.travel lists the various types of accommodations offered, along with their pricing, cancellation policies, and specific booking conditions.
The Client selects the preferred accommodation by submitting a booking request, always preceded by a summary of the total cost and relevant conditions (e.g., deposits, cancellation terms).
All prices are in euros, include VAT, and exclude local taxes such as the tourist tax.
Payments are made via PayPal, Stripe, or credit card. Full payment is required at the time of booking. If payment fails, the booking is considered invalid.

Art. 3) Conclusion of the Contract.
The contract is considered concluded once the Client submits a booking request and G&J Real Estate Srl accepts it.
Completion is subject to service availability and successful payment.
Upon confirmation, the booking constitutes a valid contract under Italian law.
The Client will receive a confirmation email with the booking details. It is the Client’s responsibility to provide a correct email address.

Art. 4) Duties of the Operator.
G&J Real Estate Srl is obligated to provide the booked service in accordance with the description and classification of the selected property.
If the booked service is unavailable due to reasons attributable to the accommodation, a replacement of equal or higher category will be offered at no extra charge.

Art. 5) Duties of the Client.
The Client must provide accurate information about identity, number of guests, and their ages. Discrepancies at check-in may lead to price adjustments, accommodation changes, or cancellation with retention of any paid sums.
All guests must present valid ID upon check-in.
Payment for services, including extras and tourist tax, is due at check-in. The credit card provided may be used to charge these amounts.
The Client is liable for any damages caused and must comply with the accommodation’s internal rules.

Art. 6) Client Rights.
The Client has the right to use the accommodation and booked services for the full duration of their stay, as per the contract.

Art. 7) Operator Rights.
G&J Real Estate Srl reserves the right to charge the credit card on file for additional services or damages caused by the Client.

Art. 8) Cancellation Policy.
Cancellations must be submitted in writing via email.
Conditions and penalties are stated on the property listing and in the booking confirmation email.
G&J Real Estate Srl is entitled to retain any deposit paid if cancellation occurs outside the free cancellation period or in the event of no-show.

Art. 9) Late Arrivals.
Arrivals after 8:30 PM may incur an additional fee. Any changes to arrival time must be communicated in advance.
If not notified, G&J Real Estate Srl does not guarantee access to the accommodation and no refund shall be due.

Art. 10) No-Show and Early Departure.
Failure to arrive by 8:00 PM without prior notice is considered a “No Show” and results in a charge of 100% of the booking amount.
Early departures are non-refundable unless otherwise agreed in writing.

Art. 11) Modification of Terms and Conditions.
G&J Real Estate Srl reserves the right to modify these terms and pricing at any time, without affecting already confirmed bookings.

Art. 12) Limitation of Liability.
G&J Real Estate Srl is not responsible for service disruptions caused by unforeseen events, technical failures, weather conditions, epidemics, thefts, or actions of other guests.
The company is released from liability for damages caused by or attributable to the Client.

Art. 13) Contract Termination.
The contract may be immediately terminated by G&J Real Estate Srl in cases of improper use of the property, inappropriate behavior, or health conditions incompatible with the stay.
In such cases, no compensation shall be due to the Client.

Art. 14) Severability Clause.
If any clause in these terms is deemed invalid, this does not affect the validity of the remaining provisions.

Art. 15) Privacy.
In compliance with Legislative Decree 196/2003 and EU Regulation 2016/679 (GDPR), Client data is processed to fulfill contractual and legal obligations.

Art. 16) Governing Law and Jurisdiction.
These terms and conditions are governed by Italian law.
For any dispute, the Court of Latina shall have exclusive jurisdiction.
